Renovation List for 10 Cedar Drive, Rothesay

  • All of the walls were stripped of drywall and the old insulation removed.  It was reinsulated using roxul bat insulation in the stud cavities, blown in in the attic, and 1.5 in rigid foam board on the exterior sheathing to provide a thermal break
  • All windows and doors replaced with new
  • New drywall, taped and painted
  • New siding  – Fraser wood siding – evolution series which is their top product line installed as per manufactures recommendation
  • New shingled roof that has a 25 year warranty on installation defects from Newman’s Roofing and Siding
  • Addition of 2 car garage with breezeway
  • Garage and bonus room fully insulated to drawing specs.
  • Peak of house extended to add a box bay window and  covered porch
  • New deck

  • Plumbing was gutted and replaced with new piping and sewer lines
  • Line from the house to the town sewer was excavated 30 feet from the house and confirmed in good condition
  • Existing Jet pump and tank were removed and replaced with a submersible well pump and new air tank

  • Old oil furnace replaced with a new Lennox 4  tonne heat pump (air to air) was installed and where required new ductwork was run
  • Heat pump is intended and sized to heat the main level and second story.  The electric heat on the second floor is additional if required feature only
  • The master bath, second floor bath and the breezwat tile all have in floor heating cables
  • New propane fireplace insert installed.

Note; There are heating ducts on either side of the fireplace that are not finished.  This was designed to be kick plate heaters under built in cabinets.(like under the kitchen sink)  I have the additional ductwork for under the cabinets should someone decide to install built in’s.  If someone wants to leave in the current state I can easily convert them to floor registers like the rest of the house.


  • Cabinets in the kitchen and master bath are custom and supplied by Classic Woodworking in St Stephen
  • Granite countertops in the kitchen and bath and the granite on the fireplace hearth and surround are supplied by Sticks and Stones in St Stephen
  • All hardwood floors and stairs are maple
  • All interior doors are solid core (provides better sound control)
  • Bosch dishwasher and stove (we will also install a Bosch over the range microwave) and Kenmore fridge only in the kitchen with a Kenmore stand up freezer in the pantry/ laundry room.
